What Defines Bixby, Oklahoma Luxury Home Construction?

All across the United States, luxury real estate construction usually has several common factors. A few of those common factors include: price, amenities, and material quality. When it comes to price, it is not uncommon to hear people ask "Where does the price for a Bixby, Oklahoma luxury home begin?" Generally speaking, luxury homes in the Bixby, Oklahoma and surrounding area begin at $500,000. Many real estate experts across the country will tell you that the price for the luxury real estate market in any area is based on the top 10 percent of home sales in the last year.

Another factor in luxury homes is the amenities. One thing that all luxury homes in Bixby have are amenities. Amenities are different for everyone but all luxury homes have them. For some, it might be the location- near a waterfront. For others it could be a unique in-ground pool, high end appliances, expensive finishes, and lots of space.

Along the same line, when luxury homes are being constructed, higher quality materials are being used. On the exterior, you might find stucco or full brick or stone instead of partial brick or siding. In the interior of the home, as above, you will find high-end appliances, granite or marble appliances, extra space, and upgraded flooring- plush carpeting, solid hardwood flooring, or even marble. In today's market, many expect lots of energy efficient features and products as well.

With a luxury property in the Bixby, Oklahoma area, there are many factors to consider to ensure that the investment will pay off, not only in comfort and expectations, but also in future value. Planning a Garden

There are many reasons to plan a garden. For some it is a source of pleasure and helps them relax or relieve stress, for some its a hobby, and for others it is simply to improve their homes curb appeal. Whatever your reason for planning a garden, read on for the basic steps of planning a garden.

  1. Before you buy, make sure you know what type of garden you want. Do you want herbs, vegetables, flowers or plants.
  2. Now that you know what type of garden you want, its time to decide where to plant. Remember to keep in mind the type of garden and the types of plants that will be there. Some plants will interfere with the foundation of your home, water lines, overhead electrical lines, etc. Talk to a professional if you are unsure.
  3. Using paper, or a computer if you want, draw out the site. Be sure to include building, walkways, and existing plants and trees. Also take note of the type of soil you have, the sun exposure, climate, and any other areas that might cause problems.
  4. Once you know this information plant selection will be much easier. When selecting plants, consider the sun exposure they require, moisture needed, special soil requirements, and size at maturity.
Planning a garden can be a big task, but with time, patience, research and work you will have a beautiful garden.

Ways to Take Title

When you buy real estate you want to take title in the way that best fits the circumstances. There are many ways to do this. Here are some different ways to take title and what that means for you.

  • Joint Tenants with Rights of Survivorship This is usually found in property that is owned by a husband and wife. This type of title means that if one person dies, the other one gets title to the property.
  • Tenants in common Each party owns a certain percentage of the property.
  • Title in Trust This title is taken through a trust, usually by families. This allows a husband and wife to transfer property to children without going through probate, which can be expensive and time consuming.
  • If a corporation or LLC buys a property, who actually owns the property? Usually there is a member and a manager. The manager signs the deed and manages the LLC. The members are protected from liability but own a percentage. That can be transferred.

Which type of title you consider is important. For more information about ways to take title in Oklahoma, contact Ann Rollins, Closings of Tulsa, 918-493-2241 or www.closingsoftulsa.com.

What to Do About Mold in Your Home!

Mold is a problem that we hear about a lot. It is also something that causes great concern when it is found in our home. Because of potential health issues, it must be taken care of quickly and properly. Often, it is easiest to leave this to home maintenance professionals. At what point, however, does it become a legal issue and a lawsuit might be appropriate? To determine this, keep these things in mind:
  • If you rent your home, make sure that you inform your landlord about the problem, before you contact an attorney. Keep proof that you informed your landlord and that they received the information. Also, make sure that you give them plenty of time to repair the problem. Remember, many times the landlord isn't even aware that there is a problem or that it can often be repaired for little cost.
  • As the property owner, your insurance policy might cover the repairs. Contact your insurance agent to find out.
  • Finally , if you suspect health problems as a result of the mold, see your physician. Don't let health problems linger and potentially get worse.
If you own a home, have mold removed before it spreads, health problems result, or a lawsuit occurs.

For more information about when it is appropriate to sue over mold problems in Oklahoma, contact Chuck Richardson, Richardson Law Firm, at 918-633-5070 or www.richardsonlawfirmpc.com.
