There are Bugs in Your Bed!

Okay. I know you are probably saying "Bugs in my bed? There are no bugs in my bed!" Actually, there are. Dust Mites are microscopic bugs that eat dead skin cells that are shed from humans and animals. They can be found in lots of places, but are especially prevalent on mattresses, frequently used furniture, and carpeted areas. Humans slough off 1/3 (or 10 grams) of dead skin a week and cats and dogs produce even more. More than 100,000 can be on your mattress and in one square yard of carpeting. Many of us can actually be allergic to dust mites and their feces, which is a large component of dust. Okay, I know you're probably saying "That's enough, tell me how to get rid of the nasty things!"

Although we can't completely get rid of dust mites, here are some ways to reduce dust and Dust Mites in our homes:

  • Cover your mattress with a plastic cover or mattress cover made exclusively for reducing dust mites.
  • Use Hardwood Flooring instead of carpeting since it is easier to reduce and clean dust from hard surfaces.
  • Clean regularly. Wash your sheets and blankets at least once every two weeks and clean areas where they are likely to be every week.
  • Reduce fabrics on your furniture by purchasing leather furniture, which is less inviting to Dust Mites.
  • Use quality air filters and replace them often in order to reduce dust and allergens in your home.

This common question has some uncommon answers. Too Much Stuff!

It is all too common to hear someone say, I have way too much stuff! Some people hoard, others save “just in case”, and many find out they have too much stuff when they have to move. Whatever your reasons, any time is the perfect time to go through that stuff and figure out what to do with it. Here are your five basic options: Keep it, Store it, Sell, it, Donate it, and Throw it Away. The hard part is trying to put that stuff in the right category. First, ask yourself these questions:

  • Does this item add positive value to my life or does it make me feel bad?
  • Does this item have sentimental value? Is it a family heirloom?
  • Have I used this item or worn these clothes in the last year?

If the item is in the keep pile consider storing it. Larger items or items that you decide to keep but still don’t have room for can be put into storage. Remember to think about insurance coverage and special needs for certain items, such as temperature, parking, etc.

If you are getting rid of the item, follow these basic rules to categorize that “stuff”!

  • Throw it away if it is torn, ripped, broken, or stained.

The Top Questions You Should Ask Your Mortgage Banker!

Most home buyer's have questions about their mortgage and the mortgage process. It is easy to get overwhelmed with the process so keep this list handy to get you started:

  • How much down-payment do I need to buy a house? If you are a Veteran or buying in a rural area you can get 100% financing. The seller is also allowed to pay your closing costs. If you are Native American you may be eligible for a Hud 184 loan. This loan requires as low as a 1.25% down-payment, depending on the loan amount. For an FHA loan, you must put down 3.5%, for Conventional a 5% down-payment is required, and Investment loans require a 20% down-payment.
  • What are Points/Origination Fees? Points and Origination Fees are additional fees paid at closing to lower your interest rate. 1 point is equal to $1000.
  • How do I find out exactly what my closing costs, fees, and other items are when I am comparing mortgage companies and rates? Ask for a Good Faith Estimate. Look at fee lines 800-900. Compare the rate, points/origination fees, and other items within that range.
  • What constitutes a rural development loan? A rural development loan is all based on the population of an area. Owasso and Glenpool, for example, are still rural and are eligible for a rural development loan. USDA Rural Development website can give you more information about any areas you are interested in.
  • How do Mortgage Bankers get paid? Generally, it is based on a commission calculated from the volume produced. The more produced, the higher percentage.

Mold! What Do I Do?

Mold is a problem that we hear about often. It is also something that causes great concern when it is found in our home or workplace. Because of potential health issues, it must be taken care of quickly. At what point, however, do you know when it becomes a legal issue and a lawsuit might be appropriate? Buy Now or Wait for Lower Rates?

With memories of home mortgage rates of 16% and 18% in years past, current mortgage interest rates are at some of the lowest points in the last 25 or 30 years. Preparing Your Landscaping For Cold Weather

Petition to Partition

Many times, people will purchase a property with a friend or family member, only to find that years later a strain happens in the relationship and one or both parties want to sell their share in the property. That in itself is not a big problem unless the parties disagree about what should happen with the property. When a disagreement happens that can't be resolved, each party will need to seek an attorney. Usually, it will end up before a judge. Each party will lay out their interest for the property and the judge will determine what will happen with the property, including the interest each party will have with the property. Homebuyer's Tax Credit Extended

The $8000 tax credit for first time home buyer's has been extended. Originally, the tax credit was only offered until November 30, 2009. The new tax credit extension enables home buyers under contract by April 30, 2010 to use the tax credit. The extension also allows for a $6500 tax credit for home buyers who have owned a home and lived in it for 5 years. In addition, home buyers have an additional 60 days to close the sale. Why Do I Need a Survey When I Build a New Home or Addition?

When you decide to build an addition or a new home, you will need a survey. A survey shows where the property lines are as well as any buildings, easements, driveways, or encroachments on the property, such as a neighbor's driveway. You might say, "I don't need a survey. New Law Affecting Your Move

Tips for a Smooth Closing

Buying and Selling a home can be a stressful process, but when the closing process doesn't happen smoothly, it can add even more stress. Here are a few tips to de-stress the closing process. First, listen to the professionals. If your real estate agent or mortgage broker gives you suggestions for the closing and moving process, heed their advice. They see problems regularly and can help you avoid some of the most common problems. Second, pack and move out of the house as early in the day, or even the night before, as possible and schedule closing for the afternoon. For buyers, schedule the final walk through earlier in the day as well. This added time should help with any unplanned delays. Third, consider adding a little extra expense to your budget in case there is a delay in closing and storage or hotel costs are needed or you need to hire a professional for an unexpected home repair. Finally, ask for a final settlement statement a day or two in advance of closing so that last minute surprises are kept to a minimum.

Condominium Insurance

When purchasing insurance for your condominium, there are some important things to keep in mind. First, know your covenants and bylaws. Each condo association is different and has different covenants and bylaws. With some, if the condo is destroyed, they will rebuild the outside, but the owner is responsible for everything from the sheetrock in. This type of information will help your insurance agent determine the proper coverage for your policy. Second, remember that you may be responsible for extra fees if the condo association falls short of funds (to replace the roof, for example). That can also be added as coverage for your policy.

Moving with Pets

Moving can be very stressful for the homeowners and can be just as stressful on their pets. Here are some tips that can make that transition easier on you and your pet. First, keep your pet's routine as normal as possible during the packing and moving process. Second, if possible, have a friend or boarding service watch him. If not possible, avoid giving him food or water an hour or two before your trip. Third, if he will be traveling in a pet carrier, make sure there is room for him to stand up and turn around and plenty of ventilation for him to breathe. Remember to use newspaper or other absorbent material in the bottom of the carrier, in case he has an accident. Finally, remember his favorite toy!

Pre-nuptial Agreements

Quite often, pre-nuptial agreements are thought of as negative. In some cases, however, a pre-nuptial agreement can be very helpful and even create peace of mind. A pre-nuptial agreement (also called a pre-marital agreement or pre-nup) defines to whom property belongs and can prevent legal arguments should a divorce or death occur. The agreement covers three areas: during marriage, upon divorce, and upon death of a spouse. It is very important that all parties involved have independent counsel. It is also important that everyone is honest and provides full disclosure of their assets. If these don't occur, the agreement may be invalid. Your Heart! The most important muscle in your body.

Giving your heart a healthy make over will improve the way you feel, give you energy, even help you live longer.



FIRST THINGS FIRST NUMBERS YOU NEED TO KNOW



BLOOD PRESSURE- measures the force of blood against the walls of your arteries. The top number (systolic) is the pressure of blood flow when the heart beats; the bottom number(diastolic) is the pressure when your heart is relaxing.
Aim for :120/80 mm Hg or less

CHOLESTEROL- A strong heart needs healthy blood vessels that have a smooth lining.
There's two types of cholesterol good(HDL) and bad(LDL) cholesterol.

LDL chol.-can cause fatty plaque in the walls of the arteries

HDL chol.- removes excess LDL from the arteries and delivers it to the liver for disposal

Aim for:Total Chol. below 200 mg/dl

LDL (bad) below 100 mg/dl

HDL (good) above 50 mg/dl

TRIGLYCERIDES-This blood fat fuels muscles but, in excess, is stored in the fat cells and in the liver.

Aim for Below 150 mg/dl

BLOOD SUGAR-Someone with the precondition has a 1.5-fold higher risk of getting heart disease than a healthy person: if you have type 2 diabetes the risk is 2 to 4 times higher.

Aim for:Fasting glucose level of up to 100 mg/dl

Building Stronger Bones for Life!

Fight Osteoporosis! It's never to late to start protecting and repairing your bones. Your body constantly builds up and breaks down bone tissue, a cycle designed to supply bones with strong, young cells. After you reach your peak lifetime bone mass, around the age of 30, your body begins to break down bone cells faster than it can make new ones-a process that accelerates in your 40's. A simple plan gives you the power to fend off this scary disease, starting right now.

1. Choose an exercise program with your bones in mind.

  • You need two types of exercises
  • Weight-bearing-(intense walking program)
  • Muscle strengthening/Resistance(weight lifting with free weights or machines, push-ups, pull-ups and resistance bands.

2. Eat for your bones, starting with calcium

  • Calcium is the mineral that makes bones strong
    Women under 50 need at least 1000 milligrams of calcium per day
    Try to get as much calcium as possible from food( Dairy, broccoli, kale, tofu)

3. Take Supplements Strategically

  • Calcium carbonate is the cheapest,most widely used supplement.
  • Vitamin D- either D2 or D3 helps the body take in calcium and deposit it in your bones
  • Vitamins B6 and B12 People deficient in these vitamins have a greater risk of broken bones

4. When you reach Menopause, insist on a Bone Scan

Government guildlines reccomend that healthy women wait until they're 65 before getting a bone scan( but 60 if you're at high risk for osteoporosis). But women start losing the largest percentage of bone more than a decade earlier, when their estrogen level drops and menstruation ends.

What happens if you disagree with your tax assessment?

You have the right to dispute the amount your property is assessed for
and it is pretty easy to do. If you saw my last TV show, I went
through the process at the Assessor's office. Don't be intimidated.
It is a rather simple process and the Assessor's office encourages
taxpayers to file an assessment protest if they feel their taxable
value is out of line with the market value of the property.

The key is to present other properties that show your house could not
sell for the value they have assessed it at. Make special note of any
repairs your house needs and take pictures of the damage or repairs
with you to your appointment.

Friends in Bixby

To my friends in Bixby, a town that our family visited every Sunday for about seven years. Daryl Baskins is just one of several friends that we met during our time in that country church on the edge of town. Midwest Agape Chapel is the name of the church.
I remember we had some great guest ministers that would come to our church, like Rick Renner- whose teaching and dramatic story telling is life changing. Maurice Sklar the psalmist with a wonderful anointing and skill to play on the violin, And Solvieg, whose sweet voice would bring such peace, comfort, and encouragement as she sang her songs. Thank God for those that He leads us to and for this journey that the Holy Spirit guides us on. I was in the church band for a period of five years. I played mostly on a Yamaha DX7, which I would carry with me several days a week. There were some very special moments here in this country church.

The Rotary Club will be raising about 75k to put back into the community helping feed the poor, provide college scholarships, supporing you programs.
